Concrete marketing in British Columbia

British Columbia is two concrete markets wearing one name. What works on the coast will not work in the Okanagan, and the calendar is the reason.

The short answer

British Columbia splits into a coast that pours nearly all year and an interior that freezes shut for five months. New-build volume is falling sharply across the province, so the money is moving into replacement and repair. Marketing here works when it follows that split rather than treating BC as one market.

The season in British Columbia

The coast and the interior do not share a calendar, and that single fact decides how a BC concrete company should advertise. Vancouver, Surrey, Abbotsford and Victoria rarely stop. Rain is the limit rather than cold, so work carries on through the winter with protection and the competition advertises twelve months a year. There is no quiet season to hide in and no cheap month to buy. Kelowna and the rest of the Okanagan are the opposite. The ground really freezes, the pour season compresses to roughly April through October, and demand spikes hard from late February when homeowners start planning. A contractor who runs the same campaign in both halves of this province is overpaying on the coast in January and missing the interior entirely in March.

What the market is doing

New construction in BC is falling faster than anywhere else we publish a page for. In July 2026 the Vancouver area started 1,810 homes against 3,108 a year earlier, a 42 per cent drop. Victoria started 166 against 581, down 71 per cent. Kelowna started 115 against 197. Those are CMHC numbers for centres of 10,000 people or more, and they describe a province where the new-build pipeline is thinning out fast. That matters more to a concrete contractor than it does to most trades, because flatwork on a new house is a large, predictable share of the work. When starts fall by half, the contractors who only sell new-build driveways feel it first and feel it hardest. The work does not disappear, it moves. Replacement, repair, and hardscape on existing property are all still there, and in BC the housing stock is old enough to keep producing it. Victoria in particular runs on it. What changes is the marketing: a page that only talks about new builds is aimed at a shrinking pool, and the searches worth owning are the ones a homeowner types when something has already failed.

Cover and clearances

If you are a sole proprietor or a partner in BC, WorkSafeBC does not automatically cover you when you get hurt. Your workers are covered. You are not, unless you buy Personal Optional Protection and keep it current. A lot of small concrete companies find that out at the worst possible time. It also comes up commercially, because a general contractor or a property manager will ask for a clearance letter before you are allowed on site, and what they are checking is that your account is in good standing. Getting that right is not marketing, but it decides whether the builder channel is open to you at all, and the builder channel is where the larger and steadier jobs are.

The rules that shape the work

Almost every new home in BC has to be built by a licensed residential builder and covered by 2-5-10 home warranty insurance: two years on materials and labour, five on the building envelope, ten on structure. The main exception is a home built under an Owner Builder Authorization from BC Housing, and an owner builder carries the defect liability personally for ten years instead. For a concrete contractor this is worth understanding rather than ignoring. Foundations and structural slabs sit inside that ten-year structural cover, which is exactly why a licensed builder asks about your base prep, your mix and your reinforcement before asking about your price. A contractor who can talk about method is talking the builder's language. One who leads with a number is not.

How marketing a concrete company differs here

Three things follow from all of that. First, run two calendars. Coastal campaigns stay on through the winter because the work does and the competition does. Interior campaigns start in January to sell an April pour, which is an advertising decision made in the dark months. Second, write for the failure searches, not just the project searches. With new build down, the homeowner who has a cracked, lifting or spalling slab is a bigger share of the market than they were two years ago, and they search differently: they want to know whether it can be repaired before they want to know who pours it. Third, build the builder channel properly. It does not come from search. It comes from being findable, insured, licensed where you need to be, and visibly organised, and a website is where a builder checks all four before phoning you.

Questions about British Columbia

Is the coast really a different market from the Okanagan?

Different enough that they need different campaigns. The coast pours most of the year and the interior does not, so the coast has no cheap month and the interior has a five-month selling season for a seven-month pouring season. Same province, same services, opposite calendars.

New build is dropping. Should I still advertise?

Yes, and probably harder. Falling starts move work rather than removing it: replacement, repair and hardscape on existing property carry on. What has to change is the wording. A page written for new-build driveways is aimed at the part of the market that is shrinking.

Do you work outside the cities you have pages for?
